DC Property Tax Rate Explained
The District of Columbia property tax rate is approximately 0.58% effective rate, making it one of the lowest in the Northeast region. As a federal district, DC operates under its own property tax structure separate from any state. Unlike most U.S. jurisdictions, DC is not divided into counties — the entire district functions as a single taxing authority under the Office of Tax and Revenue (OTR).
DC property tax has four classifications, each with its own rate:
- Class 1 (Residential): $0.85 per $100 assessed value (0.85%)
- Class 2 (Commercial up to $5M): $1.65 per $100 (1.65%)
- Class 2 (Commercial over $5M): $1.89 per $100 (1.89%)
- Class 3 (Vacant): $5.00 per $100 (5.00%)
- Class 4 (Blighted): $10.00 per $100 (10.00%)
For most homeowners, the effective property tax rate in DC is around 0.58% after applying the Homestead Deduction ($89,400 in 2025) and assessment cap (10% per year). DC Homestead Deduction
DC homeowners who occupy their property as a primary residence can apply for the Homestead Deduction, which reduces the taxable assessed value by $89,400. The deduction must be applied for through the OTR — it is not automatic. Long-term DC homeowners also benefit from a 10% annual assessment cap, similar to Texas's homestead cap.
When Are DC Property Taxes Due?
DC property tax is billed semi-annually. The first half is due March 31, and the second half is due September 15. Bills are mailed approximately 30 days before each deadline. Late payments incur a 10% penalty plus 1.5% monthly interest.
