Frequently asked questions

The effective rate is the actual percentage of home value paid in property taxes each year. It's calculated by dividing median taxes paid by median home value in a county — using U.S. Census Bureau data. Unlike nominal mill rates, the effective rate accounts for assessment discounts and exemptions, making counties directly comparable.

Three reasons: (1) your county assesses your specific property, which may differ from the median; (2) local sub-districts — school boards, utility districts — add taxes on top of county rates; and (3) exemptions like homestead, senior, or veteran reduce your taxable value. Our estimates are a reliable planning baseline, not a guaranteed bill.

The Census Bureau releases new ACS 5-year estimates each December. We update all county and state data within 30 days of each release. The current dataset uses 2023 ACS estimates (released December 2024). Next update: January 2026.
