Our calculator uses the effective tax rate from the U.S. Census Bureau's American Community Survey (ACS) — calculated as the median property taxes actually paid divided by the median home value in each county. This reflects what homeowners actually pay relative to their property's market value. You may see higher "nominal" or "mill" rates on county websites (e.g., 2.0–2.4% for Harris County, Texas). Those are applied to assessed values, which are often lower than market value. The effective rate shows the real burden after accounting for this gap. For planning, the effective rate is more useful. For a precise bill, consult your county assessor.

All rates and home values come from the U.S. Census Bureau's American Community Survey (ACS) 5-year estimates for 2023. The ACS is the most comprehensive source of county-level housing and income data available in the United States.

Three reasons: (1) Your county assesses your property at a specific value that may differ from market value, (2) the county applies a nominal mill rate (not the effective rate), and (3) homestead, senior, and veteran exemptions can reduce your taxable value significantly. Use this calculator for planning; check your county appraisal district for your exact bill.
